Hospitality
KOJ Interiors is a hospitality fit-out company delivering hotel public areas, hotel apartments, guest lounges and F&B destinations across Dubai, the UAE and the GCC. Much of our hospitality work takes place inside hotels that stay open, so every programme is built around guest experience, brand standards and operational continuity, from the first site walk to the final handover.

How a hotel fit-out runs
Brief and brand standards. We align with owners and operators on scope, brand requirements, guest experience priorities and key dates.
Concept and materials. Material direction and design development balance atmosphere with durability for daily guest use.
Technical design and approvals. Drawings, joinery documentation and MEP coordination are completed, and approval submissions move in step.
Phased execution. Works are sequenced zone by zone around live operations, with procurement and joinery production timed to each phase.
Handover and return to service. Each area is inspected, cleaned and returned to guests, followed by snagging support and aftercare.
Hotel refurbishment inside live, operational properties
Our delivery model is built for hotels that keep welcoming guests during a refurbishment. Using phased fit-out delivery, we sequence works zone by zone around live operations, so guests, staff and services keep moving smoothly. Each area is protected, completed and handed over clean before the next phase begins.
For a legacy hospitality brand, we transformed key areas of a live five-star hotel connected to one of Dubai’s busiest retail destinations over a focused 22-week programme, protecting guest comfort, operational continuity and brand standards throughout.
How phased delivery protects the guest experience
Operations first. We map guest routes, staff movement, service times and deliveries before planning a single phase.
Agreed working windows. Timings, access routes and protection measures are set with the hotel’s operations team.
Clear separation. Work zones are screened and organised so guest-facing areas stay calm, clean and welcoming.
Continuous coordination. Regular coordination with hotel management keeps every stakeholder informed as phases progress.
Zone-by-zone handover. Each completed area is inspected and returned to service before the next begins.
Restaurant and F&B fit-out
F&B interiors need atmosphere and operational rhythm in equal measure. We coordinate architectural finishes, MEP services, lighting, joinery, kitchen-related interfaces, circulation and guest-facing details so service flows naturally from the first cover to the last.
Our contemporary Emirati dining destination in Dubai covered approximately 1,400 sqm of dining areas, feature finishes and back-of-house coordination, translating warmth, culture and refinement into a built environment.
Approvals for hotels and restaurants
Hotel and restaurant fit-outs involve requirements from the property, the operator and the relevant authorities. KOJ Interiors confirms them at the brief stage, prepares submission drawings and documentation, coordinates each submission, responds to comments and keeps site work aligned with approved drawings, so every area is ready to welcome guests on its planned date.

Luxury hotels and resorts
Hotel apartments
Airport and guest lounges
Family and young guests’ spaces
Restaurants and F&B destinations
Beachfront and coastal hospitality
Designed from the back of house forward
Guest experience is shaped long before anyone steps into a lobby. Service corridors, storage, staff facilities, acoustic buffers and circulation routes set the calm of every front-of-house moment, so we give them the same attention as every guest-facing finish. Read more in The Invisible Spaces.
Consistency across repeated spaces
Hotel apartments and guest floors repeat the same details many times over. We set the standard in the first space, then track joinery, finishes, lighting and MEP coordination so every apartment or room is delivered to the same controlled level, as on our hotel apartments fit-out in Dubai.
Selected hospitality projects
Global Hotel Chain, Dubai: key areas of a live five-star hotel, delivered over 22 weeks.
The Royal Hospitality, Dubai: a Young Guests’ Discovery Lounge of approximately 1,800 sqm, completed within an intensive 8-week programme in an active resort.
Airport Lounge, Abu Dhabi: the refurbishment of The Airport Lounge at Abu Dhabi International Airport, approximately 60,000 sq ft, delivered to Estidama sustainable material standards as the terminal became operational.

Quality and aftercare
Hospitality interiors are judged every day by guests, so finishes are tracked, inspected and coordinated against approved standards throughout. Every detail is planned, inspected and closed before handover, and our after-sales service supports snagging, maintenance coordination and post-handover assistance long after the first guests arrive.
Fit-Out FAQs
Need support with a fit-out project in Dubai or the GCC? Our team is ready to help you scope the next step.
Can you fit out a hotel while it stays open?
Yes. KOJ Interiors specialises in phased fit-out inside live, operational hotels. We sequence works zone by zone around guest and staff movement, protect occupied areas and hand over each completed zone clean, as on our 22-week programme for key areas of a live five-star hotel in Dubai.
How long does a hotel fit-out take in Dubai?
Hotel fit-out programmes depend on scope, approvals, procurement lead times and phasing. As examples, KOJ Interiors transformed key areas of a live five-star hotel in Dubai over 22 weeks, and completed a 1,800 sqm resort lounge in 8 weeks. We confirm each programme once the scope is clear.
Do you deliver restaurant and F&B fit-out in Dubai?
Yes. KOJ Interiors delivers restaurant and F&B fit-out in Dubai, coordinating finishes, MEP services, lighting, joinery, kitchen-related interfaces and circulation. Our contemporary Emirati dining destination in Dubai covered approximately 1,400 sqm of dining areas, feature finishes and back-of-house coordination, shaped around service flow.
What does a hospitality fit-out include?
A hospitality fit-out covers the interior works that turn a space into a guest-ready environment: walls, ceilings, flooring, lighting, custom joinery, specialist finishes, MEP integration and back-of-house areas, followed by snagging and handover. KOJ Interiors delivers this scope for hotel public areas, hotel apartments, lounges and restaurants.
Do you work to hotel operator brand standards?
Yes. KOJ Interiors delivers hospitality fit-outs to the brand standards expected by international hotel operators. We align design intent, materials and finishes with the operator’s requirements before work begins, then inspect each stage against approved standards so the finished space reflects the brand from the first guest onward.
Do you deliver hospitality fit-out outside Dubai?
Yes. KOJ Interiors delivers hospitality fit-out across the UAE and the GCC. In Abu Dhabi, we refurbished The Airport Lounge at Abu Dhabi International Airport, approximately 60,000 sq ft. Our Dubai head office, Abu Dhabi office and support offices across the GCC and Morocco support projects across the region.
How do you protect the guest experience during a hotel refurbishment?
KOJ Interiors maps guest routes, staff movement and service times before planning any phase. Working windows, access routes and protection measures are agreed with the hotel’s operations team, work zones are screened and organised, and each completed area is inspected and returned to guests before the next phase begins.
Do you handle approvals for hotel and restaurant fit-outs?
Yes. KOJ Interiors manages approvals as part of every hospitality fit-out. We confirm requirements with the property and the relevant authorities, prepare submission drawings and documentation, coordinate submissions, respond to comments and keep site work aligned with approved drawings, so each hotel or restaurant area opens on a clear path.
