How a KOJ Interiors project runs
Brief and site review. We walk the space, understand how it needs to perform and agree objectives, priorities and timeline.

Design & Build brings concept design and space planning, interior design development, material and finish selection, technical drawings and approval coordination, civil, joinery and MEP fit-out execution, and site supervision, snagging and handover into one coordinated workflow.
Build Only delivers fit-out execution for approved drawings, with clear scope, site coordination, quality control and handover across Dubai and the GCC. It suits clients who already have a design team in place.
Fit-out inside live, operational properties
Many of our projects take place inside properties that stay open throughout. Using phased fit-out delivery, we sequence every stage around live operations to protect business continuity, guest experience and day-to-day operations.
Recent examples include key areas of a live five-star hotel in Dubai, completed over a focused 22-week programme, and an auditorium and corporate spaces within an active banking environment in Abu Dhabi.
How phased delivery works
Map the operation. We learn how the property runs day to day: guest and staff routes, peak hours, deliveries and services.
Plan the phases. The space is divided into zones with an agreed sequence, so each area is completed before the next opens for work.
Protect the experience. Working windows, access routes and protection measures are agreed with your operations team.
Coordinate continuously. Regular coordination keeps site activity, operations and stakeholders aligned through every phase.
Hand over zone by zone. Each completed area is inspected, cleaned and returned to use before the programme moves on.
Authority approvals, step by step
Approvals are part of how we deliver, and they run alongside design and site planning:
Confirm requirements for the scope with building management, the landlord and the relevant authorities.
Prepare submission drawings and supporting documentation from the technical design.
Coordinate submissions and track each one through review.
Respond to comments and follow up until approval is granted.
Keep site work aligned with approved drawings and conditions through to completion.
